Edge Drainage
When paired with a free draining balcony flooring solution, the BalcaSmart Frameless Soffit System – Edge Drainage captures rainwater that falls through the floor and flows to a drip edge incorporated in the Linear Flow Balustrade at the edge of the balcony where it is directed away from the building. Designed in accordance with BS 8579:2020 and NHBC’s guidance, you can rest assured this is an entirely compliant solution.

Positive Drainage
When paired with a free-draining balcony flooring solution, the BalcaSmart Frameless Soffit System – Positive Drainage captures rainwater that falls through the floor and directs it to a gutter which can be connected to the building’s drainage system. Designed in accordance with BS 8579:2020 and NHBC’s guidance, you can rest assured this is an entirely compliant solution.
